As home inspectors, we see a lot! While every home is unique, some issues pop up more frequently than others. Being aware of these can help you better understand your property or what to look for when buying:
  1. Roofing Problems: Missing shingles, sagging sections, or evidence of leaks are major concerns. A healthy roof is critical for protecting your entire home. 
  2. Foundation Cracks: While minor hairline cracks are common, larger, horizontal, or stair-step cracks can indicate serious structural issues that need professional assessment.                                                   
  3. Electrical System Deficiencies: Outdated wiring (like knob and tube), insufficient amperage, or ungrounded outlets can be safety hazards and costly to upgrade.                                                                      
  4. Plumbing Leaks & Water Damage: Even small leaks can lead to significant water damage, mold growth, and structural rot over time. Pay attention to water stains on ceilings or walls.
  5. HVAC System Age & Condition: An old or poorly maintained heating, ventilation, and air conditioning system can mean significant utility bills and a need for expensive replacement soon after moving in.
